Why do you need a home inspection?  
    A home inspection is an overall evaluation of a property's condition.  An inspector spends hours going over the whole house and systems inside and out.  He will evaluate the stuctural and mechanical systems and components.  Upon completion a comprehensive report with pictures is sent indicating items that are in need of repair or replacement.
    Brand new homes can have problems as well as homes that have been lived in.  The purpose of a home inspection is to inform buyers of the condition of their potential new home.   It is important to examine the home utilizing a licensed Professional Home Inspector who takes an unbiased look at the condition of the property.  An inspection is an invaluable tool because it provides information to the homebuyer that is not typically visible to the untrained eye. 

    Several conditions found in homes could be hazardous and yet not be in violation of building codes due to "grandfathering".  The Texas Real Estate Commission adopted the standard to have these items reported as "in need of repair" or "deficient" by licensed home inspectors. 
     The real estate commission went to great lengths to inform buyers of their right to have a home inspection and also provide the "option period" clause in order to permit the buyer to terminate the contract after having the inspection completed.  If the real estate commission feels the inspection is so important, shouldn't you?
